Owning a timeshare is supposed to be about relaxation and fun, right? Well, our experience has been the complete opposite—total chaos and frustration. If you're thinking about buying a timeshare, please do yourself a favor and think twice. From the moment we signed the contract, we were sold on a dream—luxurious vacations, exclusive perks, and endless leisure. But honestly, it was all just smoke and mirrors. The reality? Nowhere close to what they promised. The real nightmare began when we decided we wanted out. We figured it’d be simple—if we’re not happy, we should be able to cancel, right?…

From the moment we arrived at Tres Ríos, the customer service was outstanding. We were warmly welcomed with drinks, and every staff member we encountered was incredibly friendly and helpful. They guided us throughout our stay and encouraged us to enjoy the wide variety of activities the resort offers. The dining experience was top-notch—every meal was delicious, with plenty of options to satisfy all tastes. The hotel offers something for everyone, from relaxing by the pool to engaging in exciting activities for both adults and kids. The natural beauty of the resort is breathtaking—the cenotes…

We had an amazing time once again at Hacienda Tres Ríos—our second visit, and it only keeps getting better! From the moment we arrived, the entire team made us feel incredibly welcomed and valued. It’s such a special feeling when staff recognize and remember you from a previous stay—it truly felt like coming home. A heartfelt thank you to the wonderful staff who made our stay so memorable: • Armando at the bar – friendly, attentive, and made every drink a treat • Victor and Edgar, the skilled bartenders – always with a smile and great service • Gilberto from room service – prompt, courteous, a…

Planning your trip to Playa Del Carmen

When to go

High season runs December to March: dry weather, clean sea, top prices, peaking at Christmas-New Year and Holy Week. July-August is a second, smaller peak driven by European and Mexican holidays, with serious humid heat. September and October are the genuinely cheap months: rain, mugginess, hurricane risk and real discounts across town.

Sargassum shapes the calendar as much as rain: from May to October it arrives in waves and can bury the beach for days. Playacar rakes its stretch daily, and bad days are rescued by cenotes or Cozumel, 45 minutes away by ferry. If the sea is the absolute priority, come December to April.

The sweet spot: November and early December — weather already dry, prices not yet high — or May, accepting the first weed in exchange for soft rates.

Getting there and around

There is no airport of its own: you arrive via Cancún, 45-60 minutes away. The ADO bus leaves straight from the terminals for about MX$250 at 2025 prices; a private transfer runs around US$50-70 per vehicle, and the highway colectivos are the cheapest option if you travel light. Never get into an airport taxi without agreeing the fare.

Within Playa everything is walked: the town is a grid pressed against Quinta Avenida and little sits more than 20 minutes on foot. Taxis are everywhere with negotiable fares — ask first — and only needed with luggage or in the small hours.

For moving along the Riviera, Playa is the perfect hub: colectivos to Tulum and Cancún every few minutes from Calle 2, ADO buses across the peninsula, and the Cozumel ferry at the downtown pier, about MX$270-300 each way in 2025. A car only makes sense for remote cenotes.

Where to stay, zone by zone

Quinta Avenida and its first two parallel streets are the centre of gravity: boutique and mid-range hotels with everything on foot — and bar noise until 2 or 3 a.m. between Calles 8 and 14. Ask for an interior room, or sleep between Calles 20 and 40, where the Quinta calms down without losing restaurants: for most people that northern stretch is the best buy in town.

Playacar, the gated development to the south, is the opposite pole: seafront resorts, golf, silence and clearly higher prices — our 2026 scan put the town's typical rate at US$86, and Playacar lives above that line. Ideal for a resort holiday with the option of strolling to town in 15-20 minutes.

West of Highway 307 is the real, cheap Playa del Carmen — our scan's from-US$23 rates live there — residential colonias 15-25 minutes' walk from the sea. It is long-stay and budget territory; at night, taxi rather than walk the highway crossings.

To choose fast by profile: first-time couple, between Calles 20 and 40 two blocks off the Quinta; family with kids, Playacar or the big-pool hotels of the northern stretch; backpacker budget, the west side of the 307 or the downtown hostels; remote work for weeks, look at the condo buildings from Calle 38 north, where short-term rentals abound and the supermarket is on foot.

One more geographic note: 'Playa del Carmen' addresses now stretch far north toward Punta Esmeralda — lovely beach, but 30-40 minutes' walk from the Quinta's restaurants. Check the actual pin on the map, not the neighbourhood name in the listing.

Eating and going out

The Quinta is a parade of international restaurants with hawkers at the door: some good, most overpriced for what they serve. Food with roots sits one or two streets inland: late-night pastor taquerías, cocinas económicas with a set menu for about MX$80-130 in 2025, and midday marisquerías where the ceviche outclasses many white-tablecloth rooms.

Market breakfasts and the juice stands off Calle 10 cost a fraction of the Quinta. The usual rule — full stall, fast turnover — works; raw seafood wants lunchtime.

Nights come in three registers: the beach clubs and bars of Calle 12, the Quinta for the ice-cream promenade, and quiet beers on the west-side plazas. Playa's party is more grown-up than Cancún's and more urban than Tulum's — pick your dose by street.

Booking well

Playa is a big, elastic market: 183 hotels with real prices in our 2026 scans, from US$23 with a typical rate of US$86 — cheaper than Cancún or Tulum for comparable quality. Outside the peaks, one or two weeks' notice is enough; for Christmas, New Year and Holy Week, lock in two to three months ahead.

From August to October buy only refundable rates: the hurricane that misses costs you nothing, and the one that hits gives your money back. Check whether your 'beach' hotel has an actual beach or an affiliated beach club several streets away — in Playa the word stretches.

Noise is the local variable: before paying, cross-check the address on the map — sleeping on Calle 12 is only a plan if you are the party. Prices on this page are 2026 observations, per night; use the widget for the live rate.

A pattern from our scans worth knowing: in Playa the difference between a US$40 and a US$80 hotel is usually the pool and the breakfast rather than the room — beds are surprisingly level across the mid-range. If your days are spent at cenotes and ruins, the cheap hotel with a good mattress wins; if the plan is never leaving the property, pay for the pool with a bar and check recent guest photos, not the official ones.
